What is bridging finance? 

Our bridging finance solutions help you to accelerate access to funds that may only be due to you at some future date.

  • For example, a seller of a property in South Africa is typically paid the proceeds of the sale upon registration of transfer of the property into the name of the purchaser.
  • This can be a lengthy process of up to three months or more. Smartbridge accelerates payment to the seller by purchasing, at a discount, the seller's proceeds under the deed of sale. This creates certainty for the seller, availing them of cash flow that can be used inter alia to fund the acquisition of their next property.
  • The term "bridging" finance therefore describes the position where the finance is required to bridge the gap between the time you sell your home and the time that you actually get paid. The same applies to the gap between being granted a second bond until the time the bond is actually registered. Smartbridge offers a bridging solution for most types of property-related bridging finance situations.

What documents do I need? 

For transactions over R50 000 and for all agent commission transactions the following documents are needed:

  • Offer to purchase
  • Proof of funds e.g. bond instruction, guarantee etc.

When can I bridge? 

The following needs to be in place before Smartbridge can provide bridging finance:

  • All the transfer and bond documents signed
  • All the suspensive conditions must have been fulfilled
  • There must be sufficient surplus in the transaction to repay Smartbridge on date of registration
  • The attorney should undertake to repay Smartbridge on date of registration

How much does it cost? 

  • Smartbridge has an application fee of R300 and a finance charge of R1 per R1000 per day (0.1% per day or 3% per month), calculated on a daily basis.
  • A once off racing fee will be levied on the full bridging amount to be directly negotiated with a Smartbridge consultant.
  • We will better any written quotation.

How do Smartbridge rates work? 

  • Smartbridge charges a discount rate that is negotiated by our consultant on the available surplus, irrespective of how long the transaction takes.
  • Smartbridge is repaid the advance plus our fee on registration. A monthly interest of only 0.1% per day is charged for the duration of the bridging. This will mean only R1.00 per R1000.00 per day.

How long will it take for my bridging finance application to be approved? 

  • Smartbridge liaises directly with the conveyancing attorney for all requisite information.
  • Once we have this information we usually pay within 8 hours. However it may take a day or two – and sometimes several days – to get the requisite information.
  • Your Smartbridge consultant will keep you informed every step of the way.
